What is a Tiny Home?
A Tiny Home is a compact, efficient living space, typically ranging from 100 to 400 square feet. We can stay within these guidelines, or we can branch into Small Homes up to 960 Sq Ft! When you tell Planning and Zoning you are wanting a Tiny Home, they automatically think it will be on wheels. Our homes are not. We are on a skid platform that can be anchored to a permanent foundation. This is different. Our homes are pre-fab stick built homes that can be placed on your foundation.
What is an Accessory Dwelling Unit (ADU)?
An ADU is a secondary housing unit on a single-family residential lot. It can be attached to the main house, detached, or a conversion of existing space like a garage or basement. ADUs are often used for rental income, housing family members, or as guest accommodations.
How much do Tiny Homes and ADUs cost?
Costs vary based on size, customization, and location. On average:
Tiny Homes Under 400 Sq Ft: $35,000 to $70,000

ADUs, Guest Homes, Small Homes up to 960 square feet: $35,000 to $170,000 for our largest sizes

Are Tiny Homes and ADUs legal in my area?
Legality depends on local zoning laws and building codes. It's essential to consult with your local planning department to understand regulations specific to your property. They are becoming more widely accepted even in lots of cities. We can get involved to help you figure out your first steps. Planning and Zoning is where it all begins. Do Not tell them you are wanting a tiny home. They will assume it is on wheels and not permanent, or it is a shed conversion that people are trying to save money on, but are not legal to live in.
Do I need a permit to build a Tiny Home or ADU?
Most jurisdictions require permits, but some do not. The type of permit and approval process varies, so check with local authorities to ensure compliance. It all begins at Planning and Zoning. We offer customizable sizes
Tiny Homes: As small as 8x8 feet
ADUs: Up to 16x60 feet
Floor plans can include up to 3 bedrooms and 2 bathrooms.
Are your homes built to withstand severe weather?
Absolutely. Our structures are built to residential standards.
Wind-rated walls: Up to 170 MPH
Wind-rated roofs: Up to 150 MPH
This ensures durability and safety in various climates. We also offer Anchor Packages to ensure your home is there to stay. We can talk about this when you we are talking through your project.
Can I customize the floor plan and features?
Yes, we offer:
Residential Shells: Start with a basic structure
DIY Options: Add features like electrical, insulation, HVAC
Turn-Key Solutions: Fully finished homes ready for move-in

Financing & Investment
What financing options are available?
We offer:

In-house financing: We offer In House Financing with No Credit Check up to 72 months. We even have options with No Money Down if you spend $15,000 or less! We finance all loan amounts. Down payments will vary based on loan amount.

Mortgages – Conventional, FHA, VA, USDA, and Construction Loans are available with approved credit.

Personal loans: For loan amounts up to $250,000! Subject to credit approval. Longer terms are available to lower your payment.
Flexible terms are available to suit various financial situations.
Can I rent out my ADU for income?
Yes, renting out an ADU can provide supplemental income. Ensure compliance with local rental regulations and zoning laws.
Will adding an ADU increase my property value?
Absolutely! ADUs can enhance property value by providing additional living space and potential rental income.
Are there tax implications for owning an ADU?
